You have been appointed the building surveyor for a proposed dwelling addition. The existing dwelling is a brick veneer house with platform flooring (i.e. timber bearers and joist). The builder proposes to use slab on ground footings for the proposed addition. From your knowledge of the area you know that the site is Class M (classified in accordance with AS2870 – Residential slabs and footings).

 

During the initial site inspection you observe the following:

  • A very large healthy looking tree at the rear of the property very close to the dwelling (the tree is not in the way of the addition.)
  • Large cracks have formed in a number of locations within the brickwork above the openings of the doors and windows. Some are large enough for you to fit the tip of your index finger.
  • The addition will require the removal of a load bearing wall.
  • There is a bathroom with a shower adjacent the external wall that is to remain. When you inspect the bathroom you observe a small amount of mould (large enough for you to see) in the bathroom where the skirting tiles meet the architrave beside the door.
  • As you inspect the external perimeter you can smell a musty odour just where the shower is located. During an inspection of the subfloor area you observe the subfloor soil is very damp.
  • You also observe a pier at a slight angle. From the plans it appears that this pier will be retained after the new addition has been constructed.

 

Work to be submitted.

In your report ensure that you explain:

  1. The potential problems associated with two different footing systems for this particular site (include issues such as termite protection).

Select a system that you think is most suitable for the waterproofing of the wet areas, (bathrooms and laundry), of a single storey brick veneer dwelling.

Introduction

The ‘Client’ Southampton Solent University has current new build work and also requires refurbishment of certain rooms on its campus buildings. 

Part A (50%) (2000 Words)
Your company has been appointed as consultants to prepare and compile a specification (contract documents) for tender. 

1. You are required to ‘Mark Up’ and complete a set of the Preliminaries Section for your specification (contract documents). This will include all information and details required to ensure the tender documents are to such a standard that they may be ‘sent out’ for tender including correct contract type. You are to assume the works you describe are in relation to a higher education building that is in full use and operating to its capacity and to a recognised educational time table. 

2. You are required to specify three (3) elements for inclusion in a traditional specification for the project (your specific room). The three elements are to be associated with a teaching room within the university campus. The three elements are; 
A. The internal face of all walls must be decorated;
B. Existing floor coverings require removal and new floor coverings laid/installed;
C. The existing suspended ceilings must be removed and replaced with a new suspended ceiling system including new lighting.
3. The client has advised that there is a possibility that asbestos is present in the ceiling voids above the existing suspended ceilings – you are required to include a clause for this in your specification.
4. The specification must include for the following:
a) At least three contingency sums;
b) At least two Prime Cost sum
c) Provisional sums/works relevant to two or more of the above elements at 2(A)(B)(C);
5. You are required to maintain a design and concept ‘trail’ – this means any notes on or concerning design considerations or questions to the client and any/all relevant information must be recorded in a part of your submitted work such as in the appendices.
6. Further Information: Each of the elements and any relevant or associated works must be completely ‘fit for purpose’. This will entail specifying materials and systems that are suitable for the existing environment (classroom/education).
7. Further Information: The work will include researching the element(s) concerned, compiling and writing up the specification clauses. Each of the specified elements and Schedule of Works clauses must be linked to a relative NBS clause for materials and workmanship. Remember that the elements may require associated works and these will also need to be specified. 
8. Further Information: Drawings, details, or diagrams may be included to supplement your specification where necessary to ensure that your design is correctly specified. The specification document must be set out with sections, titles, subtitles, numbering. Each element must have reference to its relevant British Standard, Codes of Practice or any other associated standard. 
9. The Assignment – the assessment document must be submitted in a comb bound format with front cover title sheet. The submitted document is expected to follow professional standards for presentation and layout.

Extenuating Circumstances
The University’s Extenuating Circumstances procedure is in place if there are genuine circumstances that may prevent a student submitting an assessment. Ethics Policy
